What does the inspection cover?

Depending on the particular inspection, your inspection report will provide details as to the condition, operability, and safety of components in the home, including plumbing, electrical, structure, foundation, doors, windows, trim, and roof.  If any items are not to be included, such as an "electrical components only" inspection, that will be noted in your contract, and also in the report.

How long does the inspection take?

The average inspection for a property is between one and a half to three hours, depending on the condition, size of the property, and accessibility to inspected components.  Anything significantly less than that may not be enough to perform a thorough inspection.

How much will it cost?

Costs for inspections vary dramatically, depending on the type of inspection, property floor area, accessibility to components, to name a few.  A typical range might be between $350-550, in some cases lower or higher, but consider the value of the home inspection in terms of the investment being made.

Will I be able to attend the inspection?

This is a valuable educational opportunity, and you are strongly encouraged to be present at the time of the inspection.  This will give you an opportunity to see your prospective home through the eyes of an expert.

How will I receive my report?

Typically reports will be delivered electronically within 48 hours of the completed inspection.

Do you participate in continuing education to keep your expertise up to date?

It is impossible to know everything, and as such, maintaining a home inspection license in the state of Illinois requires a mandated number of continued education credit hours.
